Overpricing Your Loft
Your Realtor will tell you what your home is worth on today’s market by conducting in-depth research on lofts and condos that have sold in the past several months, those that were listed on the market but didn’t sell, and those that were withdrawn from the market. He’ll compare all your loft’s features, its size and its location to those of other lofts in the area to figure out how to price it.
If you list your loft at too high a price, you’ll do two things. First, you’ll cut out a huge segment of prospective buyers who won’t even come see it; that’s because they’re searching for homes in their own price range, and yours won’t even be on their radar. You’ll also scare off buyers who are looking at homes in a higher price range – why would they buy yours at too high a price when they could spend the same amount of money for more?
Turning Down Showings
It’s fine to say that you don’t want your loft shown during the dinner hour, but if you’re seriously limiting the hours people can come see it, or if you’re turning down showings at reasonable times, you’re not even giving people a chance to fall in love with it… and you’re not going to get their offers.
Not Cleaning Properly
You want to sell the fact that your loft is easy to clean and easy to maintain. But if it’s not spotless – inside cabinets, closets and the fridge count – potential buyers won’t be impressed. You don’t have to remodel or do anything spectacular, but you do have to make sure it’s impeccably clean. If you don’t want to do it yourself, hire a service to come in and take care of it for you.
