Open house tours aren’t right for every home, but if you’re selling a loft or condo in downtown Los Angeles and your Realtor® suggests it for yours, here’s how you can make the living room look as appealing as possible for your guests.
What to Do to the Living Room Before an Open House
When your agent holds an open house, you need to stage each room as if you’re having a private showing – but the living room is likely the first thing your guests will see, so start there by:
- Rearranging (and removing) furniture
- Decluttering
- Replace dated fixtures
- Using mirrors and plants wisely
Rearrange Furniture
Nobody wants to squeeze through a mass of furniture to see your loft or condo. Take out anything that impedes traffic flow or makes the room look cluttered, and rearrange what’s left into conversational groupings.
Declutter
You’re selling the idea that your condo or loft is easy to maintain and clean, and nobody wants to see that you actually live there. Take out all the clutter – and don’t stick it in drawers or cabinets, either, because prospective buyers open everything.
Replace Dated Fixtures
If you have an old, dated-looking light fixture in the living room (or your switchplate is ugly and cracked), it’s time to invest in a replacement. Sometimes small details can make or break a sale!
Use Mirrors and Plants
Strategically placed mirrors can make a room appear larger. (Pro tip: Place a mirror across from a window to brighten and visually expand any space.) Plants make the environment more vibrant, so whether you choose potted plants or fresh-cut flowers, they’re going to make a difference.
