The Financial District

Originally known as the Garment District, the area began developing in the 1920s with the construction of the Cooper Building in 1928 on the corner of Los Angeles and 9th streets. Their evolution of the Garment District would include retailing in addition to manufacturing and wholesale sales. It began in Santee Alley, which locals enjoy to this date. These retail operations grew into full-time businesses turning the District into the LA Fashion Industry’s retail and wholesale mecca that it is today!

A Look At The Fashion District Today

Today The Fashion District is perhaps the fastest-growing district downtown. The area is from 7th St. to 12th and from Los Angeles St. moving east to Alameda. Santee Village has anchored the residential housing aspect for over a decade. The "Village" is a mixture of 5 buildings with The Cornell, The Eckardt, and the Textile leading way. An artistic courtyard is featured in the complex with eateries, a fitness center, and a NY-style Bodega for its residents to enjoy. The district features one of downtown's most sought-after restaurants in Rossoblu and for quick casual Mexican food, try getting in line at Sonoratown! If the old Cooper Bldg was the past then there is no doubt that City Market South is the future.

City Market South

The 75,000sf City Market South site on nearly 2 1/2 acres near 11th & San Julian. The area is a mix of vintage brick & bow truss warehouses and open plan concrete structures were part of the oldest produce market in Los Angeles, owned and operated by The City Market of L.A since 1909. Downtown developer LENA Group birthed the vision for City Market South as a destination for dining, entertainment and creative businesses. The project is underway and already taking it's rightful place among DTLA's top restaurants is Rossoblu where Chef Steve Samson's Italian creation has been turning heads. The AD is the new regional headquarters for music streaming tech giant Spotify, which recently moved into "At Mateo" on Plametto & Mateo occupying 110,000sf. Santa Fe Avenue is proving to be the trendy new address for some big new players in DTLA. Lucky Brand Jeans and Lyft's rideshare LA corporate office now call Santa Fe Ave home. Additionally the booming Avenue, one block east of Mateo and a few blocks west of the LA river will house Warner Music's new headquarters, who after many years in Burbank the music powerhouse has signed a 10-year lease in the Old Ford Factory Building at 777 Santa Fe Ave. The Soho Warehouse's new west coast hotel now calls 1000 Santa Fe in downtown it's new home boasts a spectacular rooftop pool, restaurant, bar, and Tuscan gardens for it's private members. The latest addition is Honey, the online coupon startup that has been turning heads just signed a long-term lease of the historic Coca-Cola building on 4th & Traction where they have set up shop in 132,000sf of sprawling warehouse space where over 175 employees are ready are in place. Needless to say, The Arts District has arrived and shows no signs of stopping!

The Row DTLA

There is one mega experience that has been drawing them into The Arts District from Santa Monica to Sherman Oaks for the past year; The Row-DTLA, housed in the former American Apparel manufacturing facility at 7th & Alameda. This massive development is filled with offices, shops, bars, restaurants, and event spaces. Here you'll experience flavorful & artful bento boxes at Hayato. Incredible caffeine fixes at Go Get Em Tiger and Japanese fried chicken sandwiches at Pikunico (think Asian Chick-fil-A) and renowned Pizzeria Bianco. Larger lofts out here, and more square footage, but prices have jumped. You won't find anything as of 4/6/2020 in any of the primary full-service buildings under $650k and prices can go up well over $1.75m. Square footages vary from 700sf to 2500sf. Lofts downtown in the Arts District is typically warehouse style with exposed concrete, brick, and timber. Wide open spaces with no demising walls, which means no bedroom doors. Little Tokyo Downtown Los Angeles lofts for sale. Japanese immigrants settled in the district back in the late 19th century. Before World War II, Little Tokyo was the largest Japanese community in the United States. The area that became known as Little Tokyo was first settled in 1885, when a former sailor, Hamanosuke "Charles Hama" Shigeta, opened the Kame Restaurant on E.1st St. at what was then the southeastern end of downtown Los Angeles. After the 1906 San Francisco earthquake, many of that city's Japanese residents moved south to Los Angeles causing the Japanese population to grow from 3,000 to almost 10,000. With the adoption of the Gentleman's Agreement, Japanese women began to immigrate to the U.S. in greater numbers, either as new brides or to join their families. Thus, Little Tokyo began to develop larger communities with an established commercial district. The bombing of Pearl Harbor by Japan in 1941, brought Little Tokyo's prosperity to an end. Wartime hysteria, in addition to questions about the loyalty of Japanese living in the U.S. resulted in Executive Order 9066. This law ordered people of Japanese descent to be evacuated from the West Coast. Residents of Little Tokyo were forced to abandon their homes and businesses, and move to relocation centers in isolated areas throughout the U.S. This caused severe financial and emotional hardship as the flourishing community of Little Tokyo virtually shut down.

Today's Little Tokyo

Today, Little Tokyo is a major part Los Angeles's vibrant Japanese cultural. The National Historic Landmark still preserves two blocks of the original Pre-World War II commercial heart of the district, anchored at one end by the Union Church and the other end by the Japanese American National Museum. As a result, Little Tokyo is the focal point of one of the largest concentrations of second generation Japanese Americans in the U.S. The area is a thriving, hustling and popular index of restaurants, shopping and lounges. Bunker Hill

Bunker Hill Downtown Los Angeles lofts & condos for sale. It was 1867 when two wealthy developers, Stephen Mott and Prudent Beaudry (who later would become the 13th Mayor of Los Angeles) purchased a majority of land up the steep "hill", just north of modern-day DTLA. Because of the hill's excellent views of the Los Angeles Basin and certainly its proximity to the Los Angeles River, they knew that it would make for an opulent subdivision. Most importantly they employed surveyor George Hansom to help divide up the land into 80 plots to sell to individual buyers and Bunker Hill was born. The dominant architecture of the houses was certainly Victorian in style. Due to the geography of the area, these residents were able to escape the hustle and bustle of the fast-growing city around the flatland at the bottom of the hill.

 Angel's Flight and Politics

After the introduction of the horse carriage to the neighborhood, the iconic Angel's Flight was proposed. Due to its quick trip, it was dubbed "The World's Shortest Railway",  and it took residents homeward from the bottom of the 33% grade and down again. However, In 1955 the Los Angeles city planners decided that Bunker Hill required a massive slum clearance project. In light of this, there was a concerted effort that led to the "removal of the blight" and redevelopment of the area. In time, the California Community Redevelopment Law of 1945, the Federal Housing Act of 1946, the creation of the Community Redevelopment Agency in 1948, and the Bunker Hill Urban Renewal Project in 1959,.  Because of this the "hill" was fast becoming a national destination and a proud feature of downtown Los Angeles. The Bunker Hill project was the longest redevelopment project in Los Angeles's history. Most of the skyscrapers on Bunker Hill were built in the 1980s, however, the momentum died down in the 1990s, shortly after the 52-story Two California Plaza was finished. In 1999, the vacancy rate for downtown commercial skyscrapers was 26%, one of the highest in the nation at that time.

The Grand

Fast forward to 2023 and "The Grand" has finally arrived! Famed developer Related's $1b dollar mixed-use complex towering above popular Grand Park offers so much. The Historic Core

The Historic Core downtown Los Angeles lofts for sale. Back in the turn of the century, the area was the central business district (CBD) of the city from the first decade of the 1900s through the 1950s. In the 1950s the Historic Core became the center of retail and entertainment in the city. The district technically occupies the area's between Los Angeles and Hill Streets.and from 3rd Street south down to Olympic. Within the Historic Core is a "pocket neighborhood" known as The Old Bank District. It lies between Spring & Main Streets and 4th & 5th Streets. The name was coined by iconic developer Tom Gilmore of Gilmore Associates therefore many continue to call Tom "The Father of The Old Bank District".

The Historic Core & Old Bank District 

In 1999, the L.A. City Council passed an "Adaptive Re-Use Ordinance". This allowed for the conversion of old, unused office buildings to residential "lofts", a growing national trend throughout the countries urban cities. The revival of The Historic Core brought on the renovation of amazing historic downtown buildings like The Rowan, The Eldorado, The Douglas, The Higgins and the Pan-American Lofts. Developers started coming out of the woodwork buying up these old gems thus, bringing in top architects and construction teams. With the redevelopment of these archaic buildings came the revival of all the old downtown theaters as well. These Iconic entertainment houses would soon come back to life. Properties like The Million Dollar Theater, The Globe, The Palace, The Los Angeles and The Orpheum.

The Historic Core Today

Today the Historic Core is a thriving area packed with Millennial's and other locals enjoying the area's many trendy hot spots, restaurants and lounges like the Grand Central Market. The  New residential construction via high-rise luxury condos has come to the SE corner of Broadway & 4th by way of Perla. Park Fifth, another high-rise luxury condo building, this stunning property is for lease only, proudly siting on the NE corner of 5th & Olive.
