When someone’s buying your DTLA loft or condo for sale, they’ll send in a home inspector – but what are you, the seller, supposed to do when the inspector is there?
Sellers: What Do You Do During a Home Inspection?
First things first: you don’t have to be home when the inspector comes over – but you can be. However, this is what you do have to do:
- Make repairs ahead of time
- Send your pets elsewhere
- Clean the home
Make Repairs Ahead of Time
If you know the home has issues that the inspector will find, like upside-down doorknobs and non-working locks, burned-out light bulbs or a constantly-running toilet, fix them before the inspector comes. Not only will you make the inspector’s job easier, but you’ll be ahead of the game when the buyer comes to you and asks you to fix things up a bit.
Send Your Pets Elsewhere
It’s tough for an inspector to check out your home when there are pets underfoot – plus, there’s an added risk that your beloved four-legged family member will dart out the door when the inspector comes in or goes out. Send your pets somewhere else – to grandma’s, to a neighbors, or even out on a long trip to the dog park with you.
Clean the Home
Clean up your living space before the inspector arrives. He or she won’t have to look past clutter or dirt – plus, a favorable impression is a favorable impression. You don’t want to make a dirty living space a deal-breaker for the buyers, either… they’re likely to go with the inspector.
