Can You Counteroffer an Offer on Your Home?
You always have the right to counteroffer a prospective buyer’s offer. Let’s say you want to sell your condo for $450,000 but a buyer comes in and offers you $400,000. You have the right to hold fast at $450,000 or to come down on the price. You can even ask for other things, like the buyer paying his or her own closing costs.
Now let’s say a buyer comes to offer $450,000, but he or she wants you to rip up the carpet, install hardwood floors and remodel the bathroom. You have every right to say no, to offer to make some of the improvements, or to make all the improvements.
The bottom line is that it’s your home, and it’s up to you what kind of offer to take, counter or reject.
The key, though, is talking to your real estate agent about all your options. Your agent knows the market incredibly well, and he knows if someone else is likely to come along with a better offer based on his experience and market knowledge. Don’t make any big decisions – like rejecting an offer outright – without talking to your Realtor(R) first! He can negotiate on your behalf because it’s exactly what he’s been trained to do.
