The living room is often one of the first places someone sees when they enter a loft or condo, so it makes sense to use it to make a spectacular first impression.
You can do that by making sure it’s completely spotless and free from clutter (sorry, kids – toys belong in the bedroom, at least for now). From there, follow these tips:

Remove Excess Furniture
The fact is that most of our living rooms look cluttered because there’s too much furniture in them. That’s fine for day-to-day living; it’s not fine for showings, when you want prospective buyers to see how much space is available.
Take out half your furniture (the less-attractive half) and see where you stand. If it looks bare, add some back in – otherwise, move to the next tip.
Rearrange Furniture That’s Left
Arrange your seating area into a conversational group. You’re selling the idea of a living room as an entertainment space, so you want it to look cozy (but not cramped) and welcoming.
Keep it Neutral
Take out all your personalized décor and, if you need to, repaint the walls in a neutral color. You want to give prospective buyers a “blank slate” so they can imagine their things in your space – and that’s tough to do with there’s a huge painting of your great-grandfather staring down at them with a stern look on his face.
